As a Marketing Manager you’ll develop and implement portfolio-wide marketing initiatives to attract and retain residents at conventional housing multifamily investment properties throughout the country.

This a fully in office opportunity at our corporate office located in downtown Columbus, Ohio. Our newly built corporate offices overlook the Columbus Commons which plays hosts to over 200 events throughout the year. Enjoy the building’s fitness center and rooftop terrace with adjoining clubroom and walk to some of the city’s best restaurants and downtown amenities.
Lead on creation of portfolio-wide marketing plans, monthly marketing calendars, advertising strategies and campaigns.
Manage the development of creative marketing collateral for on-site team members to use including flyers, social media and website graphics, direct mailers, signage, outreach marketing (local merchants, preferred employer programs, resident referral programs, marketing to locators, and companies providing corporate accommodations) to generate qualified traffic.
Act as a virtual coach to help support marketing initiatives to assigned portfolio of properties.
Develop competitive messaging and work with the design team, third-party vendors and on-site associates to create and write ads for property websites, Internet sites, print ads and other advertising mediums available in a sub-market, to generate qualified traffic and reflect the community’s current themes, campaigns and promote the property brand.
Analyze property demographics and develop marketing campaigns to attract that demographic for student, conventional and active adult housing.
Focus daily on portfolio-wide leasing velocity with special attention given to properties that are behind set goals.
Support in maintaining marketing standard operating policies and procedures.
Review and analyze traffic reports and analyze ROI to determine which marketing efforts are effective.
Conduct audits on various marketing media and technology performance areas.
Support new property marketing transitions.
Collaborate with the operations and asset management teams to achieve set leasing and revenue goals.

Bachelor’s degree in Marketing or related field.
3-5+ years of marketing experience; Additional consideration will be given to those with real estate investment related marketing experience in student multifamily housing.
Experience with property management software systems a plus (RealPage, Yardi, Entrata).
Experience with lead management software a plus
Intimate understanding of traditional and emerging marketing channels.
Familiarity with the latest trends, technologies and methodologies in graphic design, web design, production, etc.
Analytical skills to forecast and identify trends and challenges.
