The Director of Marketing Communications drives proactive development, execution, and management of strategic communications plans for the US Property Management business. This includes executive advisory and positioning consultation of high-impact organizational initiatives while driving the communications strategy of these initiatives across the US Property Management (USPM) organization. High-impact initiatives cover areas such as product extensions, customer experience improvement, innovation, etc. Communications plans will inform campaigns/messaging and other creative materials to multiple audiences (through materials such as eblasts, flipbooks, presentations, etc. ). Goals are to deploy optimal corporate awareness supporting change management, motivation, exposure, engagement, and education to drive our 5-year growth plan. This role will work closely with creative services and other shared services teams, along with USPM business leaders, Enterprise division business leaders (that work closely with USPM teams to enhance strategies) and Executive Committee leaders to help build a best-in-class communication approach through high level collaboration. Communications strategies to extend to property support in the form of PR strategy and press release execution to achieve property goals, new business positioning of the USPM business and eventually communications strategies that are consumer facing.

Lead/grow PR services within creative services capabilities (connected to revenue goals)
Oversee public relations strategy, press releases, media submission, wire reports for 3rd party properties working with regional marketing teams
Oversee public relations strategy, press releases, media submission, wire reports for owned assets (by Greystar properties) connected to revenue goals working with owned asset marketing teams
New Business/Revenue Growth
Leverage USPM positioning for an external client audience, contributing to the consistency in delivering Greystar value propositions in the US
Oversee library of pitch materials and positioning strategy for 3rd party client pitches, working with real estate teams, client services and regional marketing
Contributor in driving new business via portfolio growth and growth of internal marketing services utilization and in additional revenue opportunities (connected to revenue goals)
Measure overall communication efforts by conducting surveys, evaluating retention metrics, sentiment metrics, etc. to gauge internal communications retention impact
Utilize data to optimize message and cadence
Management of communications/PR team
This role will oversee a team of 3 with growth potential as communication needs continue to flex with the business
Organizational Responsibilities
Lead and coordinate with marketing and other cross functional teams to create, design, develop, and produce marketing collateral and other materials to enable and support presentations and pitches to clients to achieve the Company's growth and new business development goals and priorities.
Set, articulate, and manage compliance with quality standards for communications outputs and deliverables, and review and ensure that all marketing and communications materials follow Greystar brand standards and specifications.
Act as a creative consultant to graphic designers, copywriters, and other Creative Services team members to develop specific visual elements for proposals and presentations that align with the brand and defined marketing and communications priorities and provide input and suggestions on new business pitch opportunities/positioning in which Creative Services plays a role.
Support and/or lead efforts to achieve or exceed the revenue goals and financial targets for the Creative Services function by creating and acting on opportunities to educate internal business leaders and external clients on the services, capabilities, and expertise available, and by positioning the function as a part of the larger marketing infrastructure and Greystar differentiator.
Participate in establishing processes for effectively and efficiently managing the in-take of new requests for services, develop effective project plans, timelines, and budgets, and use effective project management tools, systems, platforms, and practices to ensure on-time and on-budget completion of assigned projects.
Maintain a current knowledge of the Company's marketing function's infrastructure, marketing products, programs, and strategies currently in place, and the established policies, protocols, standards, and other requirements related to marketing and the Greystar brand. Stay up to date on preferred marketing vendors/suppliers and make recommendations on what services should be offered in-house/hybrid of internal and external resources for optimal/value-add products.
Build, establish, and access a network of experts and professionals inside and outside of the multifamily real estate industry and attend or participate in conferences, professional associations, and other events that contribute to professional growth. Set and communicate standards for team member participation in activities that support their professional growth and development and discipline expertise.
Follow and oversee team member compliance with the Company's established operating, systems, financial, and human resources policies and procedures, and meet Company and departmental standards and requirements related to job performance.
Personally practice proper safety techniques, follow the Company's risk and safety policies and procedures, and immediately report any team member or visitor injuries, accidents, or other safety-related issues to the appropriate individual(s). Ensure team member awareness of and compliance with safety protocols and procedures.
Continually identify and act on opportunities for improving the level and quality of service provided by the National Marketing function, and lead efforts that improve the function's efficiency, effectiveness, productivity, and overall contributions to the Company.
Define key performance indicators and other metrics for tracking, measuring, and evaluating the success and impact of marketing communications on new business development and growth goals, and create and deliver reports and other updates to key stakeholders.
Recruit, interview, hire, develop, and manage team members by following and complying with the Company's human resource policies, processes, and practices, and by demonstrating effective leadership behaviors that align with the Greystar values and philosophies around People and that foster and promote a positive, productive, and engaging work environment.
Define and achieve KPIs surrounding revenue generation, messaging awareness/retention, resource utilization across billing and non-billable projects, budget goals and expense management, driving towards higher quality work with maximum efficiencies to best communicate the Greystar brand (internally and externally).
Working Conditions
Incumbents will work in a Greystar or home-office, or a hybrid model.
Physical Demands
Incumbents must be able to view computer screens, paper documents, reports, and other written materials for extended periods of time where visual strain may result.
Occasional travel within the US may be required to attend business meetings, training sessions, conferences, or other situations necessary to accomplish all or parts of the daily responsibilities of this position.
Knowledge, Skills, and Abilities Required
Bachelor's degree and 8+ years of public relations/communications experience in a large agency and/or global corporate setting, leading a communications team.
Strong understanding of media environment earned media value and in calculating potential value.
Strong understanding of gathering survey data, reviewing data, and putting it into motion through a communications function.
Experience in managing resourcing and staffing for non-billable and billable work, managing and growing revenue through budget goals.
Very solid written, oral, and interpersonal communication skills, including AP style writing, editing, and proofreading to create and deliver marketing, public relations, and advertising campaigns. Ability to align content with defined brand and meet brand specifications is critical.
Strong process and project management skills and a proven track record in successfully working with internal and external marketing and creative services teams that execute the tasks required for end-to-end marketing strategies and projects according to specified timelines, legal standards, and defined outcomes.
Skilled in organizing and managing personal and team productivity, meeting deadlines, and coping and managing through quickly changing priorities and environments. Demonstrated proficiency in solving problems, thinking strategically and creatively, and resolving conflicts and building consensus is required.
Must be experienced in interacting with team members from multiple functional disciplines and different job levels, as well as building and maintaining productive relationships with business leaders throughout the Company. Desire to continue to learn, leveraging creativity and educating others in modernized communications approaches.
Solid leadership and people-management skills, with experience in hiring and managing talent, building and managing teams comprised of diverse team members, and promoting a productive and energized work climate that encourages team member growth, engagement, and retention. Experience in managing through performance issues and conflicts, and coaching and mentoring line level team members. Takes initiative, ownership from planning to execution, as an independent leader with strong prioritization skills. Skilled in business acumen with a desire to continue to build a communications business function.
Skilled and comfortable in using digital and online software and apps to accomplish work, manage and organize time, and communicate, including the ability to use Microsoft products such as Word, Excel, PowerPoint, and TEAMS, email, and virtual meeting software.
